Freshfields Signs New 10-Year Lease for 855 Main in Downtown Redwood City

Firm deepens commitment to Silicon Valley as it eyes continued growth and hiring; will be anchor tenant in distinctive indoor-outdoor space to be completed in early 2022

In a move signaling its long-term commitment to Silicon Valley and growth in the market, Freshfields Bruckhaus Deringer US LLP has signed a 10-year lease for 40,000 square feet in 855 Main, located in downtown Redwood City. As the anchor tenant, the firm will occupy the top two floors of the new building.

“We are delighted to build our new Silicon Valley home in Redwood City’s vibrant downtown,” said Sarah Solum, managing partner of Freshfields’ Silicon Valley office and Head of its US Capital Markets practice. “Our brand-new space is being designed as a destination for our clients and colleagues alike, with collaboration, comfort and flexibility in mind. The integrated outdoor terraces will give us immediate access to the fresh air and sunshine we enjoy in Northern California—and, with Caltrain’s Baby Bullet stop nearby, there is no easier commute from San Francisco to the heart of Silicon Valley.”

In early 2022, Freshfields anticipates relocating its Silicon Valley based lawyers and staff into the new building from their temporary location at 2710 Sand Hill Road in Menlo Park. In doing so, the firm will join a number of other prominent organizations and companies that have relocated to Redwood City in recent years.

855 Main is being constructed to meet the highest green building standards, with added improvements to HVAC and mechanical systems—in sync with the firm’s recently announced global environment strategy. The new Gensler-designed space will include outdoor terraces for events, among other amenities.

Freshfields launched in Silicon Valley last July with seven founding partners that have expertise in capital markets, M&A, corporate governance, employee benefits, regulatory and shareholder litigation, which are of strategic importance to the region’s many technology and life sciences clients advised by the firm. The Silicon Valley team works with clients ranging from pre-IPO companies preparing to go public to some of the largest companies in the world. One such client is AstraZeneca, which is being represented by Silicon Valley based partner and Head of US Technology and Life Sciences M&A John Fisher, as part of a global Freshfields team, in its historic $39 billion acquisition of Alexion Pharmaceuticals announced December 12, 2020.

Commenting on the new office, Boris Feldman, Head of Freshfields’ U.S. Technology Practice, said: “We look forward to sharing the hipness of downtown Redwood City with our clients ranging from the tech companies in San Jose to the biotechs in South City and the software giants of San Francisco.”

George Fox and Ham Southworth with CBRE’s Tenant Advisory team were real estate advisors to Freshfields in the transaction.
